Job Description
PERFORMANCE RESPONSIBILITIES
The primary function of an employee in this class is to perform preventative maintenance and repair duties involving HVAC, electrical, plumbing, and alarm systems. Additionally, the employee performs skilled carpentry, painting, welding, drywall, cabinetry, locksmith, grounds keeping, and related repair and remodeling tasks. An employee in this class may be assigned to other maintenance duties in the District. The work is performed under the direct supervision of the Building Maintenance Supervisor.  The primary duties of this class are performed in a public building environment that may include working on rooftops and in adverse weather conditions and hazards involving the use of power tools and equipment.

PROFESSIONAL REQUIREMENTS:
  1. High School diploma
  2. Appropriate certification/licensure for industry based skill certification that identifies the employee as “Skilled Maintenance.”
  3. Three (3) to five (5) years building trades experience preferred; or
  4. Any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work.
  5. Organizational skills.
  6. Ability to work under pressure and deadlines.
  7. Ability to perform duties in accordance with Board of Education policies.
  8. Must possess a valid driver’s license and a clear driving record

DUTIES AND RESPONSIBILITIES
  1. Inspects District buildings for required maintenance and repair and establishes work priorities;
  2. Estimates project costs, including labor, materials, and time and monitors and reports on project final costs;
  3. Recommends outside contractors, materials, suppliers, and equipment for maintenance and repair services;
  4. Performs and supervises scheduled maintenance, repair, and installation work on HVAC, plumbing, alarm, electrical, mechanical, irrigation, and structural systems;
  5. Performs and supervises carpentry, painting, drywall, plumbing, cabinetry, concrete, and welding assignments;
  6. Repairs and maintains furniture and building fixtures, including lock and security systems and fire sprinkler and suppression systems;
  7. Monitors HVAC, refrigeration, freezer, and related systems for proper settings and operation;
  8. Consults with building principals on preventative maintenance schedules;
  9. Maintains written work order, maintenance, inspection, and personnel records;
  10. Maintains and repairs tools and equipment;
  11. Monitors outside contract work for compliance and completion;
  12. Establishes and monitors emergency repair procedures;
  13. Performs all work duties and activities in accordance with District policies, procedures, and safety practices.
  14. Building trade skills, including but not limited to, HVAC, plumbing, mechanical, alarm, and electrical systems;
  15. Methods, materials, tools and standard practices regarding carpentry, painting, drywall, concrete, cabinetry, and welding assignments related to interior and exterior building maintenance, repair, and remodeling;
  16. Contract compliance procedures;
  17. Federal (OSHA) regulations and District policies regarding safe work practices relating to use of heavy equipment, power tools, ladders and power lifts, and repair and maintenance materials.
  18. Be knowledgeable and aware of current information in skill area and advise supervisor of best practices for continued maintenance.
  • Be aware of ongoing activities and work with Administration and general staff to ensure an optimal level of services to all activities within the school site.
  • Be knowledgeable in the safe and proper use of all equipment and chemicals needed to perform assigned duties.
  • Assist visiting public utilizing the facilities with directions within building and in obtaining and setting up needed equipment.
  • Be able to recognize and perform repairs and adjustments of tools and equipment in the normal course of maintenance duties.
  • Employee will report any vandalism and/or non-working fixtures to the Building Administrator/Maintenance Director.
  • Maintain an appropriate inventory of supplies and equipment.
  • Perform other tasks and assume other responsibilities as the Maintenance Director may deem necessary.
